  1. What are the check in and check out times?

    Our check in time is no earlier than 3pm.

    Our check out time is no later than 10am.

    Please be respectful of these times, as we have to get the property ready for our next guests arriving in a few short hours.

Heating and Air Conditioning/Appliances/Furnishings

  1. Do you have heat or Air Conditioning?

    We are a year round rental so heat is provided. Doors and windows shall be closed when heat is in operation.

    Air conditioning is NOT provided.

  2. Do you offer refunds or rate adjustments for mechanical failure?

    We make every effort to make sure appliances and furnishings are in good condition and working order, however should an appliance malfunction and/or mechanical failure prior to or during your stay, no refunds or rate adjustment will be given. Example: Washing machine, grill, dvd, refrigerator, tv, ect. These are NOT guaranteed. We will make every effort to correct the situation during your stay.

PETS

  1. Do you allow pets?

    Pets are not allowed. Guests who bring a pet or pets will forfeit their damage deposit and may be evicted from the property, this includes guests of guest.

Accommodations?

  1. How many people can the cottage accommodate?

    The cottage can accomodate up to 4 persons.  

    Please note that due to our small size and limited occupancy, we can not welcome everyone.

    The maximum number of people that may occupy the cottage is indicated in the listing . This rule applies to day visitors and children as well. Unless otherwise approved by Oxoboxo Lake Cottage LLC, occupancy over the indicated capacity may result in eviction and forfeiture of amounts paid. We do not host events or other stays; we do not provide a venue for parties, ceremonies, family BBQ’s, workshops, social gatherings or business meetings. Please respect our occupancy limit.

  2. How many beds does the cottage have?

    The cottage has 1 bed.  A full size bed in the bedroom.  You may bring an air mattress if more than 1 bed is needed.  

  3. May we host a party?

    We have neighbors that live full time in the area, out of respect for them and the neighborhood we are only able to have a total of 4 people using the cottage at one time.

    We are absolutely NOT a "party" house this is strictly enforced.

    Please note that due to our small size and limited occupancy, we can not welcome everyone. Our occupancy is limited to 4 guests + 2 extra daytime guests. We do not host events or other stays; we do not provide a venue for parties, ceremonies, workshops, social gatherings or business meetings. Holiday gatherings are only allowed with prior approval of number of guests in writing by owner. Thank you for your kind understanding.

     


  4. Can the cottage accommodate 4 adults?

    We recommend 1 - 2 adults and 2 children.  The cottage is set for up to 4.  The price is for 2 adults and/or children.  Should you like another 2 adults we charge an extra charge.  Please note we no longer have a sleeper sofa.  Should you need an extra bed  please bring  an air mattress.

  5. Can I have visitors?

    Guest may have a visitor, as long as arrangements are made PRIOR to the visit and an extra guest fee may apply.  Hosting family reunions, picnics, parties, BBQ's ect are not allowed and will result in a forfiet of damage deposit and termination of agreement.

Cleaning

  1. Do I have to clean?

    YES!  General cleaning is YOUR responsability.  Our cottage is  inspected before you arrive to make certain that it is  clean and ready for your arrival. You are expected to return the property in the same clean condition you find it in. The guest (s) assumes full responsibility for the property and equipment loaned him/her to see that it is returned in the same condition. Your  agreement will outline the extra fee that will apply if the property is not left in clean working order.

  2. Do you charge a cleaning fee?

    YES, Only if the cottage is not left in the same clean condition as arrival.  We will charge a minimum 80.00.

    The cottage should be left in the same clean (if not better) condition as arrival. Towels and sheets should be in the washer/dryer, floors mopped and vacuumed, dishes clean and put away, ect.  General cleaning is YOUR responsibility. 

  3. Can I arrange to have someone else clean it for me?

    Yes we can arrange to have the cottage  clean after you departure for an additional cost. Please contact me for information.

  4. How much is the cleaning fee?

    We wil charge a minimum of 80.00 for a cleaning fee if the cottage is not left cleaned. You may opt to have the cleaning lady come and clean for you!! She charges 60.00 cash and arrangements must be made PRIOR to departure. Should cleaning need to be done and arrangements have not been made a fee of 80.00 will come out of your damage/cleaning deposit or what is stated on your agreement. Security/Damage/Cleaning Deposit

  1. How much is the security/damage/ cleaning deposit?

    DAMAGE/SECURITY/CLEANING DEPOSIT: A deposit (1st payment) is required to hold your reservation. We must receive a personal check, money order or payment by credit card for the deposit within 7 days of initial booking. Once it is received, your dates are officially reserved.

    The balance of the rental payment is due 60 and 30 days prior to check-in. Should you fail to send in payment or cancel a reservation before 60 days of arrival your booking will be cancelled and the deposit forfeited for non payment.

    A refundable damage/cleaning deposit of 300.00 is required . If the following provisions are met, your deposit will be mailed to you within (10) days of your departure.

    1) No damage is done to the home or contents.

    2) No linens or household items are missing.

    3) No early check-in or check-out (see above)

    4) House has not been smoked in and no pets were inside or outside the premises.

    5.) House is left in clean condition, exit checklist has been followed (see above), and there is no spillage on furniture or carpets that need professional cleaning.

    6.) All rules are followed. (see above).

    7.) Max occupancy has not been exceeded.

    If a guest brings a pet on property without prior notification or invites additional guests not listed above without prior notification, it will result in immediate eviction and forfeiture of rental time, rental payment and security deposit.

Cancellation

  1. What is your cancellation policy?

     

    If you cancel more than 60 days before check-in, your deposit will be returned. If you cancel less than 60 days before check-in, you will forfeit your deposit. If you cancel less than 30 days before check in, you will forfeit full payment. The first day of the rental, there will be no refunds for any reason.

    No credit will be given for shortened stays due to late arrival or early departure for any reason. No cancellations due to weather.

Lake Size

  1. How big is the lake?

    The lake is 163 acres.

  2. What activities can be done on the lake?

    The lake is great for waterskiing, tubing, fishing, swimming, kayaking and anything else. Bring you boat to enjoy all the above activities.

  3. What makes the lake private?

    The lake is private to only owners and guests.  There is no public boat launch or beach.  If you bring your boat we have a key to the boat launch.  There is no public access
